The Limited Warranty Highlights :
Dear Home Owners- Aloha!
Centex Destination Properties provides homeowners with a 2 years Fit & Finish
10 years Limited Warranty
2-Year Fit & Finish Warranty covers Materials and General Workmanship used to build our homes. CDP warrants that for the period of 2 years warranted items will function and operate properly. Warrantable items covered under the 2-year Fit & Finish Warranty are as follows, but not limited to the following:
- Foundations
i.e. cracks in attached garage slab will be corrected if crack is in excess of 1/4 in. in width or vertical displacement is visible.
- Framing (ceiling, floors, roof and walls)
i.e. bowed wall or bulge on wall will be addressed if bow or bulge exceed ¼ in. within 32 in. horizontal or vertical measurements.
- Exterior (doors, site work, windows, etc…)
i.e. split in panel will be corrected if split allows the entrance of elements.
- Interior (doors, surface finishes, trims, floor covering, sub-flooring, etc…)
i.e. cracks in ceramic grout joints will be corrected if crack is in excess of 1/8 in. Builder will conduct this repair one time only during the warranty period.
- Mechanical (electrical, cooling and plumbing)
i.e. plumbing fixtures and trim fittings leak or malfunctions will be corrected if due to faulty workmanship or materials.
- Specialties (bathrooms, kitchen and insulation)
i.e. De-lamination of cabinet will be corrected only if documented prior to occupancy.
- Systems (electrical, cooling and plumbing)
i.e. clogged drain or sewer will be correct within structure caused by faulty workmanship or materials.
10-Year Limited Warranty covers items referred to as Designated Structural Elements (DSE) and are limited to the following:
- Concrete Elements
i.e. cracks in poured concrete slab will be corrected if crack in excess of ¼ in. in with and ¼ in. in vertical or horizontal displacement.
- Columns
i.e. concrete masonry unit column movement will be corrected if movement exceeds 1 in. per 8 ft.
- Wood Foundations
i.e. movement of a wall-framing member will be corrected if movements exceeds 1 in. per 8 ft.
- Wood/Steel Framing
i.e. floor joist or truss deflection will be corrected if deflection is in excess of 1 in. per 8 ft.
NOTE: Specific definitions and descriptions on warrantable items are found in the Homeownership Handbook, Section 8, The Limited Warranty.
EXCEPTIONS:
Appliances – 1 year warranty provided by manufacturer, NOT Centex Destination Properties.
GENERAL INFORMATION:
* Warranty requests can be submitted in following methods:

* Warranty requests will be completed within 30 days after receipt (contingent to access of the home within those 30 days)
* Warranty begins on the “Close of Escrow” date and expires accordingly
EMERGENCY PHONE NUMBER:

EMERGENCY SCENARIOS:
- Total stoppage if the plumbing drain system (throughout the house)
- A water leak that requires the main water service to the entire house to be shut off to prevent serious damage to the building or furnishings
- Complete loss of electricity
- A partial failure, which renders the refrigerator, stove and oven inoperable
THIS IS NOT AN EMERGENCY!
- Lack of air conditioning service
KO OLINA KAI CONSTRUCTION UPDATE :
The construction staff would like to thank you for your ongoing patience. Construction in Ko Olina Kai is currently scheduled to be complete toward the end of summer, 2007.
We continue to monitor traffic on a daily basis, however, we do realize that special situations may arise. If you experience any difficulty, please report it to one of the Field Managers or call our office at 679-0187.
A license number or description of the vehicle will be helpful. Again, we thank you for your patience.
Customer Service - Now that you have settled into your new home, you may run across minor items that require repair or adjustment. We would like to respond to your requests promptly and professionally.
In order to do that, we ask that you submit your request for service in one of three ways:

Ko Olina Kai Entry Gate – The gate is currently fully operational. It will be open between the hours of 6:00 am through 5:00 pm until further notice to accommodate ongoing construction activities. If you have any questions concerning the entry gate please call Shawn at 679-0187.
In case of emergency, you may contact the Aloha Team (first listing on the directory box) to request access. You will be required to report to the main entry gate with a picture ID before you are granted access.
Pedestrian Gate Hours - The pedestrian gate is open 7 days a week between the hours of 6:00 a.m. and 12:00 a.m.
Sidewalk to the Golf Course – Residents are reminded that this walkway is intended for pedestrian use only. No golf carts, bicycles, skateboards, rollerblades, or other forms of transportation, with the exception of wheelchairs.
Sidewalk between Ko Olina Kai and Brookfield – This sidewalk is intended for pedestrian use only. No vehicles are allowed on the sidewalk or on the grass.
Temporary mailboxes – Please return your temporary mailbox key once the Postal Carrier starts delivering mail directly to your home.
Ko Olina Kai Design Committee – For those of you that may have installed window coverings or made modifications to the exterior of your home without first receiving permission from the Ko Olina Kai Design Committee, you are encouraged to complete the required application form to avoid potential legal action in the future. It is better to be safe than sorry! Remember, simple modifications generally do not require payment of any fee. If you have any questions or concerns please feel free to call one of the Design Committee members.
Safety – Please refrain from entering any of the homes under construction or other construction areas during your evening walks or any other time. Additional signage will be in placed in the near future.
Trash Reminder – Trash pick-up days are every Tuesday and Friday.
Sports Club - Anyone who has closed on your Ko Olina Kai unit prior to November 25, 2005, your free year of membership to Ko Olina Sports Club is considered to have started on November 25, 2005. For everyone who closes after that date your membership’s effective date will be the closing date of your unit. If you have any questions about the Sports Club please call 679-2121.

Neighborhood update – I would like to take this opportunity to shed some light on the rumors concerning the recent house break-ins at Ko Olina Kai Estates and Villas. There were just two incidents in Ko Olina Resorts, one at Ko Olina Kai and another at Coconut Plantation. In both cases valuables were in plain view from the outside and the person gained entry into the home through an open door. The person responsible for these crimes has been arrested and is awaiting trial. The Aloha Team played a major role in the apprehension and is currently exploring the use of additional measures of security within the resort. Although we live in a resort and gated community we still must take precautions to secure the things we cherish.
